The vast majority of the walls in this property
are plain lime washed for easy maintenance.
The thickness of the stone walls is 2` thick.
The
Flat
15` 8” x 10’ or 4.7m x 3.05m
This is currently used as a guest quarters for
bed and breakfast.
It is on the ground floor, with main entrance measures 3` 4”,
so is wheelchair friendly.
The original fireplace, which has an enormous
stone beam with two shaped stone
supports, these are still there behind the plasterwork.
Also there are exposed original, handcut, oak
beams.
On two of the walls is exposed stonework.
It has a tiled floor.
The same comment from any of the guests who have stayed in this
room, “It’s nice to stay somewhere that is typically
original French and not make believe French.”

Leading off from the Flat: -
The Kitchenette

This room has a tiled floor. Also a sink unit
and draining board, with worktop plus splash back for ease of
cleaning. There are also two under worktop cupboards and drawer
units.
There is also a nearly new automatic washing
machine, this will be left to help with your new business venture.

Furniture in this room can be left, but we are
not sure of the amount to be left, this can be negotiated. At
the moment there is an 8` dining table, also a veneered mahogany
china cabinet etc.
Leading off from his room is a pantry for food,
which has removable duck boards, fitted, which will be left along
with the shelving.
Kitchen
15` 10” x 11` or 8m x 3.3m
Not fitted out at the moment due to one party
wanting a modern fitted kitchen and me wanting a typically old,
French kitchen with free standing units. I have a source for finding
these units.
At the moment the walls are partly tiled. There
is also a double pot, sink unit and draining board. There are
also a few fitted wall and floor units.
It has a nearly new double gas oven with 6 gas
burners on top. This will be left.
There is also an under worktop fridge and freezer
which can be left.
This room has a tiled floor.
The room opens directly onto the front yard
outside.
Living
Room
14` x 13` 6” or 4.25m x 4.1m
This room, as you can see from the photograph,
is big enough to suit two, 3-seater settees plus two arm chairs,
plus two chest of drawers, plus a television with still ample
floor space left in the middle.
The large window overlooks the backfield belonging
to the property.
This room has carpeted wooden flooring.

Back Bedroom

This room is currently being used as a bedroom;
which currently houses a double bed and a single bed.
The room has a tiled floor.

Also on the bath a shower mixer tap is fitted.
There is also a wash basin fitted.
