The Stairs
This is the original, oak staircase, in very
good condition and would not need replacing.
The wall on the left is the original wall, which
is oak lattes, with daub and wattle type filling.
The wall on the right is oak planking, which
has been sprayed white.

at the top of the Stairs: -
Large Bedroom
16` 8” x 16` or 5.1m x 4.9m
This room easily accommodates two large double
oak French beds; one has side two bedside cabinets.
Even with the two double beds, there is still
enough room to put a wardrobe if it were necessary.
It has a carpeted wooden floor.
There is a fireplace.
There is exposed original, handcut oak beams,
these have been plastered in between, to help keep the heat in.
There are two windows, one of which is on the
gable end and the other overlooks the garden at the front of the
property.
This room is currently being used as a guest
bedroom.
At the top of the stairs facing you: -
Toilet, Shower/Wash Room

To
the right at the top of the stairs: -
Kitchen Come Breakfast Room
16` 4” x 12` 8” or 5m x 3.9m
This room contains sink unit and draining board,
refrigerator and cooker. There is also a dining table in the room,
which will be left.
It has a carpeted wooden floor.
It has exposed, original, handcut oak beams,
which have been plastered in between to help keep the heat in.
There are two windows, which overlook the garden
at the front of the property.
Leading
off from the Kitchenette come Breakfast Room: -
Second Bedroom
12` x 10` 6” or 3.7m x 3.2m
This is currently used as a bedroom, which contains
an Old French double bed in Chestnut Wood, plus a matching bedside
cabinet. These will be left as part of the price.
The floor is carpeted.
Leading off from this Second Bedroom: - The
L-Shaped Barn
32` x 19` (widest part), 13` (narrowest part)
or 9.7m x 5.8m (widest part) x 4m (narrowest part).
The next room, bearing in mind that this is
a very old property, was only accessed from the outside, via a
ladder, through the large door. On the property, which will be
left is a mahogany glass panelled split door, to replace this
door.
Looking at the internal photographs, you will
see an arch topped solid oak door with the oak-arched architrave
to match. This was going to be fitted to the arch shaped hole
cut into the Second Bedroom wall, to allow full access from the
main part of the house, re: - photograph, small arch cut through
the wall.
This room has two windows, one, which overlooks
the field at the back of the property, and the other, which overlooks
the garden at the front of the property.
The room has exposed original handcut oak beams.
At the moment, the room is almost empty but
contains a double divan bed under a plastic cover next to the
rear window.
This room would easily convert into a large
Bed/Sitting Room with an Ensuite Bathroom to the rear, as the
water pipe runs in the Bedroom below on the rear wall. Also all
the drainage system can be accessed to the rear of the property.
The floor, which is wood, needs some attention
but nothing major or structural.

There is a headroom of approximately 6` 4”/6`
5”. This roof space is also L-Shaped and the L part of this
measures approximately 12` x 12`.
A window could easily be fitted to the back
rear wall. Original type French oak windows can be sourced second
hand in France.
This roof space also has exposed oak beam structures.
